Worked example

A 350,000 home with no exemptions at a 1.1% effective rate: annual tax = 350,000 x 0.011 = 3,850. Monthly tax = 3,850 / 12 = 320.83.

How is property tax calculated?

Property tax is your home's assessed value multiplied by the local tax rate (often expressed as a millage rate or an effective percentage). What is an effective property tax rate?

The effective rate is the annual property tax divided by the property's market value, shown as a percentage. For example, if a 300,000 home pays 3,000 a year, the effective rate is 1.00%. It differs from the nominal millage rate because of assessment ratios, caps and homestead exemptions that vary by jurisdiction.

Where can I find my state's rate?
