Value added is estimated by multiplying the converted square footage by the local market price per square foot, the standard appraisal approach. This gives a positive ROI whenever the local price per square foot exceeds the conversion cost per square foot, which is common in high-value markets. Note that if the garage conversion reduces buyer appeal due to loss of parking, the actual value added may be lower than this estimate.
