Total Cost = Square Footage x Cost per Sq Ft x Stories Multiplier
Stories Multiplier = 1.0 (single) or 1.15 (two-story, accounts for stairs/structure)
Value Added = Square Footage x Local Price per Sq Ft
Net Gain = Value Added - Total Cost
ROI (%) = (Value Added / Total Cost) x 100
Value added is estimated by multiplying the new square footage by the local market price per square foot. This is the standard appraisal approach: comparable sales in your area determine what each additional square foot is worth. If the local price per square foot exceeds your construction cost per square foot, the extension has a positive ROI.

- Foundation type: a slab foundation is cheapest; a crawl space or full basement adds $10,000 to $30,000.
- Roof tie-in: connecting the new roof to the existing structure is complex; a simple shed roof is cheapest.
